What is a legal survey?
A legal survey defines your property lines and includes all elements that are within your space: house parameters, fences, walkways, driveways, retaining walls, pools, structures, occasionally trees, decks, porches, etc. This is a legal document that is filed with the county office. It is a drawing that is to-scale.

Why do I need an accurate survey of my property?
We take your survey as a starting point for drawing in existing plant material on your property. Additionally, we draw in locations of doors and windows so we can be aware of your views from within your house. In order for us to create scaled drawings of your desired design, we must begin with a scaled document defining your property and the elements within it.
What is CPM?
CPM is construction project management. This is the service we offer to manage the installation of your plans. We have reputable contractors with whom we work and have established strong relationships. We handle all permitting needs and homeowners association (HOA) guidelines and requests.
How much does CPM cost?
The CPM fee for GKLD to manage your project is 12% of your installed project totals. Some larger items, like pools, are managed at a lower percentage rate of 6%.
How long does the building process take?
The process of gathering contractor estimates and determining the scope of your project takes between 2 and 4 months. The installation of your design plan can take anywhere between 2 to 8 months, FOLLOWING the CPM process, depending on the scope of your project.
